What does a mortgage broker do?

A broker works for you, not the bank. We compare loans across a panel of over 90 lenders, recommend options that suit your situation, then manage the application through to settlement — and stay in touch afterwards. In most cases our service costs you nothing, as we are paid by the lender.

Can you help me understand my borrowing capacity?

Yes — it's usually the first thing we look at. Borrowing capacity depends on income, existing debts, living expenses, dependants and the lender's own assessment rules, which vary considerably between lenders. We can give you a realistic figure and explain what's driving it.

What grants are available to me?

Grants and concessions change regularly and vary by state and by your circumstances — first home buyer schemes, stamp duty concessions and shared equity programs are the common ones in NSW. We can walk you through what you may currently be eligible for.

Does it cost me anything to use a broker?

In most cases, no. Brokers are generally paid a commission by the lender once your loan settles. If a fee ever applies to your situation, we tell you upfront and in writing before you commit to anything.

How long does the process take?

It depends on the lender and the complexity of your situation. A straightforward pre-approval can take a few days; a full application through to formal approval more commonly takes a couple of weeks. We keep you updated throughout rather than leaving you guessing.

I am self-employed — can you still help?

Yes, and it's an area we deal with often. Self-employed lending comes down to knowing which lenders take a sensible view of your income structure and what documentation they expect. We match you to lenders who understand your circumstances.
